Office and shop plumbing, North Shore

Staff toilet blocked or kitchenette leaking, and the doors still have to open?

A toilet out of order, a boiling water unit dripping on the bench, a sink that will not drain before the lunch rush. In an office or a shop, the staff, the customers and the trading hours all pay for it. We fix it, and work around your hours.

  • Before opening or after close, for an after-hours fee
  • Licenced and insured for commercial work
  • Tender paperwork supplied
  • Upfront pricing, agreed before we start

Sound familiar?

  • "The staff toilet's out, and we're down to one." Usually a valve, a seal or a blockage. We come out, fix it and test it, and if a part has to be ordered we leave it working.
  • "The boiling water unit is leaking, or it's stopped boiling." We service, repair and replace the units in office kitchens.
  • "The kitchenette sink keeps blocking." Coffee grounds and food in a small waste. We clear it and find out why it keeps coming back.
  • "The backflow test is due." Testable backflow devices have to be tested every year. We test them, lodge the results and give you a copy.

What happens if you leave it

A leak in a commercial kitchen or a ceiling space gets into stock, carpet, computers and the tenancy below. A blocked toilet becomes a closed toilet, and a backflow test that lapses is a compliance problem with the water authority.

The cheapest fix is the one done before it stops the business.

How it goes

Found, priced, fixed, around your hours

  1. Ring us or send the job. Tell us the business, the suburb and what is happening. If it needs doing before you open or after you close, say so.
  2. We find the problem. The cause, not just the symptom, so the same fault does not come back next month.
  3. You get the price. Before the work starts, in a form your manager, owner or building manager can approve.
  4. Fixed, tested and written up. Photos, what we did and an invoice that matches, for your records or the landlord's.

Two of our jobs

Workplace toilets and backflow testing

Workplace toilet with a wet floor sign, before the repair
A workplace toilet out of action. The inlet valve had broken.
Open cistern with a new inlet valve fitted
New inlet valve and connector in, tested, and the toilet back in use.
Backflow prevention device with a test gauge connected by coloured hoses
The yearly backflow test, with the test gauge on the device.
Water meter and backflow valve assembly on a commercial site
The main and the fire service tested on the same visit, and the results recorded.

Fix it now, or get on top of it? A straight answer

Most of the calls we get from offices and shops are the same few faults, again and again: the same toilet, the same sink, the same unit. Fixing it each time works, but it costs more than finding the cause once.

A maintenance check once a year looks for the faults that are about to stop the business, and puts them in writing with a price. You decide what gets done and when.

The maintenance check

  • Corrosion, wear and active leaks
  • Backflow devices and their test dates
  • Hot water plant and safety valves
  • Drains and grease traps
  • Boiling water units and isolation valves

You get the findings in writing, with photos and a price for anything that needs doing.

Before you call

What businesses ask us

What will it cost?

It depends on the job and when it has to be done. You get the price before we start, and work before opening or after close carries an after-hours fee. Upfront pricing, agreed before we start.

When can you come?

Our office hours are Monday to Friday, 7am to 5pm. Before you open or after you close, we can still come, for an after-hours fee.

Do you send the invoice to the landlord or the agent?

We send it wherever it needs to go. Tell us who pays, and we put the order number and the photos on the invoice.

What else do you look after?

Blocked drains, leaking taps and toilets, hot water, gas, burst pipes, roofs and gutters, backflow testing, and strata buildings.

Common questions about commercial plumbing

How often should an office have a plumbing maintenance check?

At least once a year for a normal office, and more often for a building with heavy use or food preparation in it. We schedule the inspection and any work around your trading, including early starts.

What does a maintenance check cover?

Signs of corrosion, active leaks and water damage, backflow prevention devices and their test dates, thermostatic mixing valves, hot water plant, drains and grease traps, isolation valves, and anything that is going to fail before the next check. You get it in writing with photos.

Why can we not just use a residential plumber?

Scale and paperwork. Commercial systems are bigger, the compliance requirements are different, and a building manager needs certificates and documentation a domestic job never asks for. We also carry the level of insurance a commercial site expects.

Our job has to go to tender. Can you provide the documentation?

Yes. We are used to the tender process and can supply the licences, insurances, safe work method statements and the rest of what a tender asks for. Tell us what the pack requires and we will complete it.

Can you work outside our business hours?

Yes. Our office hours are Monday to Friday, 7am to 5pm. Before you open or after you close, we can still come, for an after-hours fee, and scheduled work can be booked into your quiet window. Tell us when that is.

Do you do backflow prevention testing?

Yes. Testable backflow devices have to be tested every year by someone endorsed to do it, and the certificate goes to the water authority. We test, repair and replace them, and do thermostatic mixing valves at the same visit where a building has both.

Are you licenced and insured for commercial work?

Yes. NSW licence 227192C, with current public liability and workers compensation. You can check the licence on the NSW Fair Trading site and we will send the certificates of currency on request.

Word gets around

Neighbours telling neighbours. Give us a call and spread the word.

Running an office or a shop?

Tell us the business, the suburb and what keeps going wrong, or attach the work order. If something has stopped the business now, ring us.

Office hours: Monday to Friday, 7am to 5pm. Before opening or after close, for an after-hours fee.

A photo of the problem helps us bring the right parts.

Book a site visit

Optional, and it often saves a trip.

No charge for the visit. You get the price before we start. We call back within 24 hours, guaranteed, and your details are used for your job and nothing else.
